Why we maintain a $300 property reserve:
The reserve keeps funds available in the property account to help prevent avoidable delays when maintenance or other property costs arise. Larger expenses may require an additional owner contribution.

Rent, Lease, and Reporting FAQs

Owner distributions go out between the 9th and 12th of each month.

If rent still hasn’t been received by the 4th of the month, we send a balance due notice to the tenant. On the 9th day of the month, we send a pay-or-vacate notice, the first formal step in the eviction process, giving the tenant 3 days to pay in full.
If payment still isn’t received by the 4th business day after that notice, we prepare the necessary paperwork and file for eviction. Once the court assigns a hearing date, we appear on your behalf to obtain judgment. -
AWe offer. A variety of ways for tenants to pay their rent. Our online tenant portal accepts eChecks or debit/credit card payments. We also offer Flex Pay, either way, owners still receive the full rent between the 10th and 12th.

Rent is due on the 1st. If payment isn’t received by the 3rd of the month, a late fee is charged.
