What We Review.
Please review these key qualifications before selecting a property. Applications cannot be processed until all required information has been received from every applicant age 18 or older.
If ID Verification is not completed, the application is automatically denied.
3x Monthly Rent
Household gross income should equal at least three times the rent.
$65 per Applicant
The application fee is nonrefundable and paid electronically.
Screening Required
Credit, criminal, eviction, rental history, and facial recognition.
Documents Needed
Income verification, photo ID, and landlord information are required.
Every Adult Applies
Each occupant 18 or older submits an application.
Animal Policies
Pet screening and property-specific restrictions may apply. No aggressive breeds.

A Flexible Security Deposit Option.
Qualified residents may have the option to use Obligo instead of paying a traditional cash security deposit upfront. Residents remain financially responsible for damage or unpaid charges. Applicants who do not qualify or prefer not to participate must pay the traditional security deposit.

All applications are completed online. Follow the direct property link from our website to apply within our software program, Appfolio. We do not accept applications submitted from any other website.

Once an application is run, it is nonrefundable. In addition, any applications submitted that have bypassed the ID verification automatically forfeit the application fee.

Self-employed applicants may submit documents to support and verify their income, such as bank statements and tax returns.

When an application is approved, tenants will receive information about the move-in process. The security deposit is due within 24 hours of application approval. Once the security deposit is received or Obligo is verified, tenants will receive their lease to sign.
